XL Properties and Custom Development is based out of Jacksonville, Florida. XL Properties buys, rehabilitates and either rents or sells real estate in the Jacksonville area. XL Properties currently averages buying and selling about 2 properties per month with expectations of expanding over the next year. XL Properties owner, Mark Nugent, is a licensed Florida General Contractor and licensed Florida Real Estate Agent. Mark started moonlighting as a Handyman in 1991 on the North-side of Chicago. This small business evolved and in 1999 Mark went into full-time general contracting. Now married and with two children, Mark's handyman business became Nugent's Construction performing full gut renovations to apartment buildings, condos and large turn of the century homes. Project size and costs averaged from $30,000 to $70,000. In addition, Mark landed two $400,000 renovations on 4000 square foot single family homes while in Chicago. Mark gained experience in all aspects of construction including but not limited to: demolition, framing, decks, windows, doors, plumbing, electrical, tile, roofing, gutters, drywall, painting, cabinets, trim, flooring, fencing, insulation, siding, etc. In November 2004, Mark and family decided that it was time to make a move from the windy city and moved to Jacksonville, Florida to the Fruit Cove area of St. Johns County. Mark started and continues to buy, renovate, rent or sell properties all over the Jacksonville area including: Orange Park, Satsuma, San Mateo, Avondale, San Marco, North side, St. Nicholas, Mandarin, Arlington, St. John County, Putnam County, and Clay County.
